RangeWater Breaks Ground On First Build-To-Rent Neighborhood In Bradenton

Multifamily developer will bring 186 townhomes, part of its Storia platform, to popular Glen Creek neighborhood on Florida’s Gulf Coast

Florida continues to be RangeWater Real Estate’s second largest market after its home state of Georgia with the closing of Annalise, a Storia neighborhood. The 186 built-to-rent townhomes are in Bradenton, Florida’s Glen Creek area, a planned community just minutes from Gulf Coast beaches and downtown Bradenton.

RangeWater closed on the 20-acre property in the high-barrier to entry market and plans to break ground this fall. First move ins are slated for October 2023.

“Our team has worked diligently to bring this build-to-rent neighborhood to fruition,” said Steven Shores, Chairman and CEO of RangeWater in a statement. “Annalise marks the continued expansion of Storia, our single-family communities designed for today’s renter.”

The multifamily developer plans an all 3-bedroom, 2.5-bath community sporting a dog park, outdoor pool and cabanas, outdoor seating and social areas, as well as a fire pit. The two-story townhomes will have garages and private, fenced-in yards, a great value to people with children and pets.

Located in the planned community of Glen Creek and near Lakewood Ranch, thousands of jobs are available with nearby employers. Bealls Corporate Office, Frontier Communications, Manatee Memorial Hospital and the Pittsburgh Pirates’ spring training facility all are nearby. Main attractions include golf courses like River Run and beaches that are a five-minute drive away.

We’re excited to deliver Annalise in the new year and add a vibrant community to the Gulf Coast portfolio.”

Privately owned RangeWater was founded in 2006. The company acquires, develops, manages and invests in multifamily communities across the Southeast and Mountain West United States, with a $6.5 billion portfolio.

Among RangeWater’s most recent Sunshine State initiatives are two age-targeted communities under RangeWater’s Olea brand, Olea Beach Haven and Olea eTown, which broke ground in 2022 and are designed to offer high-end apartment living to active adults.

In 2020, RangeWater launched its Storia platform, a $1B program aimed at developing build-to- rent single-family home communities across the Sun Belt. Build-to-rent has already become 15 percent of the company’s managed portfolio, with communities in the pipeline in Atlanta, Austin, Charlotte, Dallas, Denver, Jacksonville, Nashville, Phoenix, Raleigh, San Antonio and Tampa.
